Central Islip: Affordable homes, community pride, diversity, convenience draw buyers

THE SCOOP A bastion of affordability almost smack-dab in the middle between the city and the forks, Central Islip takes particular pride in community, with a steady stream of municipal amenities from kindergarten readiness to seniors yoga. And two- or three-bedroom single-family homes with two baths can be found for $550,000 or less.
With a median price in the mid-$500,000s, the area is "very affordable," noted real-estate agent Regina Booker of Daniel Gale Sotheby's International Realty.
"You can start in the [$450,000s] and go all the way up to over a million if you want," Booker said. She has a pending sale in early October, for instance, of a $1.2 million five-bedroom, four-bathroom, 3,000-square-foot new construction. "So when we talk about affordability, Central Islip is really a good place to be."
"Compared with some higher-priced Long Island communities, Central Islip has historically provided opportunities for first-time homebuyers and working families seeking homeownership," said Carla Simpson, executive director of the Central Islip Civic Council, who lauds the area as "culturally diverse." The council annually does "four to six first-time homebuyer sessions, both virtually and in person," including at the Central Islip Public Library — renovated this year to add a teen tech center, adult reference and computer center, Black/local history collection and more.

Originally inhabited by the Algonquin-speaking Secatogue people, this Town of Islip hamlet of more than 38,000 had been best known for the more than 100-building Central Islip Psychiatric Center. Closed in 1996, the sprawling complex now houses a federal court, residential communities, Touro University's Touro Law Center and the Fairfield Properties Ballpark, where baseball's minor-league Long Island Ducks play.
Central Islip is also home to the Suffolk United Soccer Academy, the largest youth soccer complex on Long Island, offering programs for ages 2 to 18 and hosting the Tier 1 amateur Women's Premier Soccer League team SUSA FC, playing at the SUSA Orlin & Cohen Sports Complex of four outdoor and one domed indoor multiuse fields. Additionally, the Central Islip Soccer Organization caters to players ages 4 to 23.

Central Islip Community Park has a playground, baseball field and basketball, handball and tennis courts, plus a recreation center sponsoring such youth activities as the Suffolk County Police Athletic League and a dek hockey clinic.
The Gull Haven Golf Club has a nine-hole course and regularly hosts family events such as free concerts and holiday drive-in movies. An annual harvest festival is held at the restored, 1888-vintage Historic Heines Homestead.
Recent infrastructure work aims to create a walkable downtown centered around Carleton Avenue. A $10 million grant from New York State's Downtown Revitalization Initiative has so far resulted in the mixed-use, 96-unit One Carleton Green — a block away from the hamlet's Long Island Rail Road station — with 80 affordable rentals for tenants chosen by lottery last month. A $13.7 million sewer infrastructure project completed in 2024 along Carleton also supports these initiatives.

The hamlet has big-box retailers, with an Aldi supermarket, Home Depot and Target anchoring Central Islip Town Center, and a Bravo supermarket anchoring Vanderbilt Plaza. The Central Islip School District offers five elementary schools, a middle school and a high school within the 7.2-square-miles hamlet.
And true to the hamlet's name, "It's Central, right?" quipped Booker. "You're not too far east, not too far west."
