Manorville: Close to Hamptons, rural-yet-suburban vibes draw buyers

THE SCOOP Often called the gateway to the Hamptons for the highways that feed into those nearby South Fork beach communities, Manorville is less a suburb than it is one of the last rural bastions of Long Island farms and pines.
"We moved to Manorville in 1990 for the open space," said Town of Brookhaven councilmember Karen Dunne Kesnig, 66, whose district includes the hamlet (a slice of which is, unusually, part of another town, Riverhead). "Where we lived then was the real country part, kind of more desolate." After she and her husband had their fourth child, "We moved to where we live now, which is a more populated area of Manorville..."
The "more populated" notion is relative: Roughly half the 25.4-square-mile hamlet is within the protected Central Pine Barrens region, which includes the Long Island State Pine Barrens Preserve that Manorville shares with adjacent Calverton.
With a population of just over 14,000, Manorville is a place with "plenty of room to live your life and still be technically in the suburbs," said Bruce Bentley, 43, a coach at the hamlet's Eastport-South Manor Junior-Senior High School.

The Long Island Expressway passes through Manorville in the north, while Sunrise Highway forms the southern border. Slicing through the hamlet diagonally is County Road 111. At that thoroughfare's northern end is Manorville's main commercial hub: a King Kullen supermarket-pharmacy plus other stores. To the far west are the mom-and-pop shops of Manorville Plaza, which though just over the border in Eastport have Manorville addresses. The fourth-generation Lenny Bruno Farms offers a farm stand and various annual events and food festivals.

While sit-down restaurants are few and nightlife nonexistent, outdoor recreation abounds. In addition to horse, hiking and mountain bike trails in Manorville Hills County Park, there is hiking, hunting and birdwatching in Robert Cushman Murphy County Park. Manorville has two private 18-hole golf courses — Pine Hills and Rock Hill.
For children, in addition to school sports, the Eastport-South Manor Sports Association sponsors basketball, cheerleading/kickline, dek hockey, Little League baseball and more. As well, Manorville is home to the Long Island Game Farm, a children's zoo and wildlife park with animals from alpacas to zebras; the Long Island Zoological Society's Animal Farm Petting Zoo; and Waterdrinker, with kids' activities, barnyard animals, mini golf and a brewery.

There is no Long Island Rail Road station, so "most people drive to Ronkonkoma, 22 minutes away," said Kesnig. That station is the eastern terminus of the namesake branch of the Main Line, with several trains daily. "It's just the easiest, best way. Speonk is closest but it's very limited."
Ultimately, Manorville lives up to its nickname, Kesnig noted: Hop in a car and "you're 15 minutes from the beaches in Westhampton."
SALE PRICES Between April 9, 2025, and April 8, 2026, there were 154 home sales with a median sale price of $646,500, according to OneKey MLS. During the same period a year earlier, there were 151 home sales with a median sale price of $600,000.
CONDOS AND CO-OPS There are 28 condos, priced between $119,000 and $684,900, on the market.
