Developers behind the $1.3 billion mixed-use Station Yards project in Ronkonkoma have announced that Northwell Health will become the anchor tenant of the ongoing development's newest phase.

Northwell has leased 30,000 square feet of office space at the development for a multidisciplinary medical practice, confirmed Kelley Heck, co-president of Tritec Real Estate. Tritec is developing three new multi-story buildings for phase 2C of Station Yards.

The developer has already cleared the 6.7-acre site between Union and Carroll avenues, which is planned to hold 285 apartments across three buildings ranging from three to five stories, Heck said. 

"There was a real opportunity to have a medical player come in," said Heck, adding that Tritec had been in talks with Northwell for a couple of years before reaching a lease deal a month ago.

Heck said Northwell's presence will not only be an asset to residents of Station Yards and the surrounding community but will also generate foot traffic for existing businesses at the project site.

"We're super excited to have that daytime activity to drive the retail here," she said. "I think it will be really symbiotic."

The new location will help Northwell "expand access to high-quality care in this growing area," Kerri Scanlon, president of Northwell's Eastern Region, said in a statement sent to Newsday.

"This location reflects Northwell's continued focus on bringing care closer to where people live, work and commute," Scanlon said.

Scanlon added that while specific plans for the medical space are being worked out, "we anticipate offering a range of medical specialties, diagnostic services and other programs designed to meet the needs of the community and surrounding areas." 

Heck said phase 2C of the project represents the fourth phase at the mixed-use redevelopment adjacent the Ronkonkoma LIRR station and that two additional phases are in the works. The developer is now working on securing financing and building permits for phase 2C.

Construction on the new buildings, including the building that Northwell will occupy along Railroad Avenue, are expected to be completed in 2½ years, Heck said. 

New Hyde Park-based Northwell is the state's largest private employer.
