A Long Island investor has bought a small retail strip leased to a sign shop and Honduran restaurant, among other tenants, for $2.8 million.
Investor Randy Mohabir bought the single-story retail building at 180 to 196 West Sunrise Hwy in September, said Mike Lightcap, a broker with Douglas Elliman Commercial who represented Mohabir in the purchase.
The retail building holds the sign shop Fastsigns, a tax consultancy Straight Tax and the restaurant Girasol & Sazón.
Lightcap said Mohabir will likely renovate the building’s facade, but did not expect major changes to the property. When reached by phone on Thursday afternoon, Mohabir confirmed he bought the property but declined to comment on the purchase.
The building last sold for $2.1 million in 2015, according to property records. The seller, LH2014 LLC, did not immediately respond to a request for comment.
A handful of other Long Island retail buildings have traded hands in the last 12 months. A national investor sold a Westbury retail building for $5.3 million in August, which followed the $36 million sale of a medical and retail building in Garden City in November, Newsday reported.
"From an investment aspect, everybody’s been into retail," Lightcap said.
Throughout the first half of 2026, more retail properties sold on Long Island than any other type of commercial building, according to a report from Cushman & Wakefield. Long Island has a limited number of retail locations near busy metros, which makes properties like the West Sunrise Highway building attractive to investors, said Rob Kuppersmith, a broker at Cushman & Wakefield who represented the seller of 180 to 196 West Sunrise Hwy with two colleagues.
Mohabir has purchased other investment properties on Long Island, such as a three-story office building in Smithtown, Long Island Business News reported.
